In today's market, there is a better way to use Find and Assign.

to pay the real estate commission, the shortfall in the mortgage
balance and other closing costs. Buyers love this program because they
can take ownership of a property without having to qualify for a
traditional mortgage. You will learn how to do a purchase option with a
Seller based on a Sub2 deal, and then assign your purchase option to a
Buyer who has at least 10% cash available.
